1. The property

2. Builder concept and goals

Changing the current situation and recognizing the potential of the property, the builder decided to rebuild and renovate the hotel building and its restaurant building with the intention of creating marketable, self-contained holiday units with separate sub-units.

In the first phase of the investment, the investor will revitalize the hotel building - which, due to its nature (cellular, mid-corridor hotel), meets the set goal - and in the second phase of development, the restaurant will create unique holiday units and service spaces and storage facilities. The existing pool and its surroundings will be renewed, our mechanical equipment will be replaced with modern ones, and its environment will be designed according to the new function and needs.


3. Architectural concept

For the two buildings of different scales and types, the following objectives and conceptual principles were formulated prior to the renovation:

1. Building (former hostel):

- creation of a division of the holiday unit "strung" into the middle corridor and fitting to the existing cellular (tunnel formwork) system

- creation of relatively small (mostly single or double cell) modules

- only the creation of community and storage spaces is on the necessary scale, because there is a more favorable opportunity for this in the restaurant building

- preservation of the support system and elements in their present condition


In addition to these goals, the concept of reconstruction was developed, the starting point of which is that the buildings will be demolished to a structural level, and a complete exterior and interior design and renovation will take place.


4. Design of destination units:

The basic goal and the main element of the given development is the division of the building into purpose units. According to the investor's concept, starting from the cellular nature of building 1 (former hotel), the development of 1, 2 or 3-cell holiday unit modules, while in the case of building 2 (former restaurant) the creation of similar, preferably smaller, destination units in the second phase.

5. Technical design:


5.1. Walling

The external frame-filling masonry is made of 25 cm vtg Ytong masonry elements on both sides of the existing reinforced concrete blade walls.

Internal space boundaries

The reinforced concrete walls between the existing holiday units and the boundary walls facing the passageways will be given a plasterboard ballast wall supplement taking into account acoustic and thermal insulation aspects.

The internal partitions are mounted on plasterboard walls, in the case of the bath side covering made of waterproof plasterboard cladding.

Upstairs existing bituminous straight-layer flat roofs have previously received new insulation, and in the present investment we will provide them with additional XPS thermal insulation and a gravel load-bearing layer. In the bathrooms, as a single protection, we prepare 2 mm vtg of flexible cement-based coating insulation with additional bending tape as a single protection up to the specified plinth application height.
